On June 8, 2026 the Guangzhou Housing Provident Fund Management Center issued revised individual loan rules adding denied-loan scenarios: properties with incomplete building structure or that cannot be freely listed/traded (excluding for‑sale subsidized housing); properties on which a right of residence has been established; purchases between applicants and parents, children or current spouses; purchases between applicants and former spouses within one year of divorce; and repeat provident‑fund loan applications by the same borrower on the same property. The changes aim to curb hard‑to‑sell assets, fake transactions and divorce‑based loan extraction, close operational loopholes and protect provident fund assets.
