Shanghai new-home prices rose 0.96% MoM in July, the largest monthly increase nationwide, with 2,796 transactions. Shanghai’s land market stayed hot: four parcels this year sold with premium rates above 35%. Market participants say high premiums on core plots underscore long-term value and may further lift buyer confidence. Shenzhen’s housing market remained active in July: net-signed sales of new-build residential units were 3,529 (+32.7% YoY); second‑hand residential net-signed sales were 4,795 (+3%), about 60% of total commodity housing transactions. Jan–Jul net-signed sales of first‑ and second‑hand commercial apartments totaled about 6,978 units, up 60.6% YoY.
