China Real Estate Index System (China Index Academy) says July average new-home
price across 100 cities was 17,229 yuan/sqm, up 0.26% MoM and 2.09% YoY. New
supply of higher-quality projects in Shanghai, Shenzhen, Hangzhou, Chengdu and
Hefei drove a structural MoM gain in core cities, while the broader market still
shows contracting supply and divergent demand. By cohort, tier-1 new-home prices
rose 0.63% MoM (5.40% YoY), tier-2 rose 0.14% MoM (1.85% YoY), and tier-3/4 fell
0.07% MoM (-2.41% YoY). Thirty cities: 27 posted MoM gains, 64 declined, 9
unchanged.
