Shanghai’s housing market remained active during the National Day Golden Week.
New-home sales centers reported heavy foot traffic—one project said visitors
began arriving before 09:00 and about 30 groups had visited by 14:00. Buyers are
more selective and pragmatic; some upgrading purchasers still have unsold
second‑hand properties and are using the holiday to compare new projects.
Centaline Real Estate’s Senlan operations director Song Huxiong said viewings
and transactions over the past two days were roughly in line with a typical
weekend. Negotiation space for second‑hand homes is tightening: most nearby
listings allow 1–2 pct discounts, rarely exceed 3 pct, and some offer little or
no room to negotiate.
