China Index Academy said July 2026 transaction activity in key Chinese cities
remained elevated and volumes continued to rise YoY. Continued price adjustments
across most cities pushed the 100-city average resale residential price to
12,584 yuan/sq m, down 0.44% MoM (0.02 percentage points wider than June); 8
cities rose MoM, 92 fell, with Shanghai among core cities continuing to post MoM
gains. New-home supply of quality projects in Shanghai, Shenzhen, Hangzhou,
Chengdu and Hefei drove a structural uptick in new-home prices: the 100-city
new-build average was 17,229 yuan/sq m, +0.26% MoM and +2.09% YoY. Rental demand
from graduation season lifted leasing; the 50-city average residential rent was
34.01 yuan/sq m/month, +0.13% MoM and -2.62% YoY.
