China Index Academy preliminary data: July new-build commodity housing
transaction area across 100 major cities fell 17% MoM and rose about 4% YoY.
Tier‑1 cities were up 14% YoY; Beijing, Shanghai, Guangzhou and Shenzhen rose
2%, 17%, 2% and 64% YoY, respectively. Tier‑2 cities rose 9% YoY, with Suzhou,
Nanjing, Hangzhou and Ningbo each up over 20% YoY. Jan–Jul cumulative
transaction area in the 100 cities was about 130 mln sqm, down 10% YoY. July is
a seasonal slow month and developer launch activity weakened: China Index
preliminary data show area approved for sale in 50 major cities fell about 29%
YoY in July, and Jan–Jul cumulative newly listed residential area in those 50
cities fell 20% YoY.
