Beijing released concentrated new-home supply in September: authorities issued 16 residential pre-sale permits for 14 projects across seven districts, adding just over 5,300 units; nine were new launches and Tongzhou supplied more than 1,300 units. Developers increasingly open sales immediately after receiving permits; subscription levels have been strong and some projects sold at premiums. Online contract registrations converted rapidly — Beijing Urban Construction’s Longyue Jingxu recorded over 80% online-signing sales-through within 11 days of opening, and Yizhuang Guofu near 59% (data to Oct. 4). With policy measures continuing to take effect, the share of non-Beijing and multi-child replacement buyers has risen, reducing the potency of pure price discounts and increasing the importance of product quality. Industry expects a continued, structural recovery in the latter half of the season with ongoing project-level divergence.
