Multiple agencies reported stronger Shenzhen housing activity over the Dragon Boat Festival. Le Youjia data show combined new and resale residential signings rose 17% YoY to the highest level for the holiday in five years; new-home signings were up 9% and resales up 21%. Centaline said average daily viewings at its Shenzhen branches during the holiday were 52% higher than mid‑June. Through June 21, Shenzhen recorded 6,264 cumulative transactions for June: 2,641 new-home sales (1,670 presales, 971 immediate-sale) and 3,623 resale transfers. Shell Research Institute director Xiao Xiaoping attributed the pickup to continued policy support and a concentrated holiday viewing window that released pent‑up rigid and replacement demand, and noted a two‑ended recovery: faster absorption of low‑price first‑time stock alongside rising market share for improvement purchases in Nanshan and Futian priced in the tens of millions of yuan.
